Accessories set the stage..... For your house to be the STAR

When you are trying to sell your house, your house should always be the star, but sometimes the rooms can really benefit from a supporting cast of props!

This photograph of a master bathroom definitely shows its best features, however it really does nothing to say come in, relax, unwind and pamper yourself!




In real life, most of us never have time to do this, but when we are trying to "sell" a bathroom, it does really help if you create an atmosphere for a potential home buyer to imagine they might be able to do just that....... relax and unwind. What a luxury!



Now by adding a few simple accessories to this bathroom, it now says ...."come in, relax, have a soak and unwind...........ahhhhhhhh!"

Having your home professionally merchandised before listing your property for sale will indeed set the stage for the house to be the star! When you add in a supporting cast of accessories, you can create a block buster hit!

Why You Should Stage Your House for Sale - An Analogy

If MLS is the mall, and your photographs are the window display, than your product is your house!

What will you do to make your product jump off the shelf?


Looking at selling your home in the same way that Retailers sell their products, may help you to see why you should professionally stage your home, and when to stage.

Hundreds of people go to a MLS service or other real estate website everyday, shopping for a house. They may be looking for a lower priced home or a million dollar mansion, the price point does not matter here, what matters is.....

Do the window displays (photographs) get the attention of the target market? If no, the house is passed over.

A Buyers Perspective on Clutter

Reading the NAEBA article on Home Staging made be think of my own personal experience just recently.

As a
home stager, I routinely view properties though the "eyes of buyer". I look past mounds of clutter, unattractive paint and wallpaper, disproportionate furniture, and host of other distractions to find the positive features of a given property. I then go about the task of assisting the home seller to enhance those positive selling features.

Normally, this is fairly easy to do, as I am not really trying to image "my" life or "my" things, I just following standard practices and techniques for merchandising properties for which I have been trained to do and have the experience doing so.

However, my husband and I are searching for recreational property in beautiful Whistler BC, Canada. We are primarily looking on line, as Whistler is a 2 ½ drive from our home. If it does not appeal to us on line, we are not going to make the drive up to see it. Until last weekend we had not seen anything that suited our requirements, but then we found this.



For the first time, since becoming a stager, I had to view properties, from my very own "buyer's eye". I truly was a potential home buyer.


This home by all descriptions fit it us to the T, in addition, it looked beautiful, and virtually move in ready. (This is important to me, as it is a second home, and I do not want to buy a make work project.

The home looks staged, either professionally or by the owner or a bit of both. The point here is, it definitely looks very well presented in the photos and
tour. The home has enough furniture to look lived in and livable, and enough nice touches to add a homey cozy feel.

The result is that when we went to see it, I could do just that "see it" exactly what I was buying, the floor, ceiling, walls, windows, roof, counters, view etc. etc. I might also add, there were a number of small repairs and fix-ups that were CLEARLY evident. They were there for all to see. No cover ups, but the house still looked beautiful, is was easy to see all the good and all the bad.

In addition to this home, we viewed a few others. The next home we saw was not one I would have picked (and not one I ever saw on MLS), (thus, the reason for working with a good Realtor), however, when we viewed it, we quite liked it. What we could SEE of it that is. The problem was we could barely SEE any of it. The good or the bad!

The property was dirty, filled to the rafters with stuff, and had so much furniture and clutter, that it really was difficult to see the positive aspects. Most importantly for me in those few moments I was there though, was that I could not imagine "MY" things, how would I make this my home away from home.

All I could see was work, and lots of it. The fact, that the place was in such disarray made us look all the harder for the negative aspects. It did make us skeptical, so upon closer viewing we noticed some water damage to the ceiling, (the only thing in the whole place we could see clearly, as the walls, floors, windows, counters etc. where littered with stuff.)

In the end we found out there was significant water damage to this house, some of which I am sure could not be seen because of all the clutter, and unfortunately the one we really loved, was just a little too close to the highway. The noise was a factor for us.

My point here:

Is that a staged home is a home easily viewed and potential buyers can make their judgments based on clarity.

A cluttered home is not easily viewed and is both a disservice to the seller and the BUYER!

Selling A House Is About Selling The Dream


What really motivates someone to buy a house (aside from basic need of course)?
I think it often comes down to the dream….
  • The dream to buy your very first place
  • the dream to buy your first home as a married couple
  • the dream to buy a larger home for the expectant baby
  • or maybe it is the dream to buy a view home
  • a home with a pool
  • a home with acreage
  • a waterfront home

Later in life it may be the dream of…

  • a smaller home to reduce the mortgage
  • down size for the empty nesters that want to enjoy retirement
  • or just to change locations and try something new

Whatever the reason, there is always a dream...

As a professional stager, I recognize this as something buyers are thinking. As a seller, you must recognize it too! Your house is some one else’s dream house. It should reflect this in how you present your house and the lifestyle statement that you make for your home.


Although we do not want to be contrived when staging, we do need to pay attention to "wow" factors for each home and the emotional connections that can be created for potential buyers.

Staging is not decorating, it is “smart packaging”, and don't we all love a good package!

If you are considering selling your house, take the time to call a Home Stager first.

Yes, call a stager before you call an appraiser or your agent.

The purpose of home staging is to prepare your house for sale so that it will show well, get the attention of potential buyers, give them what they are looking for and motivate them to make an offer on your house.

If you take the time to call a stager first, before calling an agent, your house will be prepared and ready for sale before they walk in the door. This will mean that your home will be assessed at the highest value for your market. In addition, it will be perceived by potential buyers as being worthy of that higher value. So simply stated the investment made in preparing before listing will ensure you get the price you are looking for. The bonus will be the likelihood of a much faster sale than the competing houses in your market.

Now the reason you want to call the stager first is because you want your house “show” ready and in good condition before it is appraised! Your agent/appraiser assesses the value based on a number of factors; one of the main ones is condition. If your home is not in show condition when you are searching for an appraisal, how can you expect it to be properly appraised?

A home stager will provide you with a full “marketability analysis” of your home. They may also recommend a pre-home inspection. The more prepared you are the better the process will be. Stagers are your first buyer’s eyes. Having a professional home stager and possibly a home inspector walk through your home with you and prepare a list of cost effective recommendations to be repaired, replaced or rearranged will go a long way to getting your home market ready.

The moment you decide to sell, you should also start packing. A stager will help you to decide what should be packed up, given away, or stored. A stager will point out items that would best remain out for use in the final staging process as well.

Once your house is clean, de-cluttered and the repairs are made a stager can come back and give your home the “wow” factor. A stager is a professional merchandiser, who will use what you have (sometimes will bring in or make recommendations to purchase accessories) if budget will allow to take your home to a show home level. A stager will strive to reach potential buyers with all the senses, but most importantly will strive to create the all important emotional response.

Your second step now is to call a number of Realtors in your area. Your stager may be able to recommend the good ones that will work hard for you.

Make sure you are happy with the photos, of your home. As they will be placed on MLS, this is likely to be the first place potential buyers will see your home, and make their first impression. MAKE SURE, THEY LOOK GOOD AND STAND OUT. You do not want your house overlooked with crooked, dark, fuzzy or ill taken photos that do not do your home justice.

Your Realtor must have a marketing plan, and you should know what it is. Putting a sign on your lawn and pictures on MLS and maybe a picture or two in the local realtor paper, IS NOT A PLAN. You will be paying them a lot of money so make sure you are getting good value.

Third, selling a home is business. You have a product to sell and you want to be paid well for it. However, before you even think to sell it, you must “package it” and then price it according to location, condition and current market conditions. Not what you think you want to get! Then list it with a Realtor that has an excellent marketing plan and will work hard for you.

If you do all of this, you will have piece of mind, knowing that you truly have done all that you can to sell your home, and can relax knowing you are in good hands with a well chosen Realtor.
